Valuation Notices for 2023 Assessment

The 2023 City of Eden Prairie property assessment has been finalized and reviewed by the Hennepin County Assessor. The process of mailing individual valuation notices to approximately 22,000 property owners began this week. These values were estimated as of Jan. 2, 2023, and will be used in calculating property taxes payable in 2024. The notice informs property owners of their classification, estimated market value (EMV), homestead exclusion, taxable market value and new improvement value. It also informs them of appeal options, including dates and times of the Local and County Board of Appeal and Equalization meetings.

The total 2023 EMV for the City of Eden Prairie is approximately $14.37-billion. This includes new construction values of $131-million, and represents a 6.6% increase compared with the 2022 total EMV of $13.48-billion.

Annual change to existing properties compared with 2022 assessed values:

Residential (excluding new construction of $31.8-million)

  • Single Family Detached: +5.6%
  • Townhomes: +4.1%
  • Condominiums: +4.8%

Commercial and Industrial (excluding new construction of $27.7-million)

  • Commercial: +4.1%
  • Industrial: +21.3%
  • Commercial and Industrial: +10.5%

Multi-Family (excluding new construction of $71.6-million)

  • Multi-Family: +5.2%

The 2023 value and classification can be appealed informally to Assessing Division staff upon receipt of the valuation notice. Property owners may also appear before the Local Board of Appeal and Equalization at 7 p.m. April 5 at the City Center. To assist the Board in preparing a meeting agenda, property owners are asked to complete an application on or before Monday, March 27.
